AL Mouj Muscat’s Golf Beach Residences Achieves Oman’s First Ever Breeam Sustainability Certification

Al Mouj Muscat has achieved Oman’s first ever BREEAM sustainability status, earning the internationally recognised certification for Golf Beach Residences, a collection of luxury family homes at the oceanfront lifestyle destination.

BREEAM is the world’s most established international sustainability certification organisation which since 1990 has rated more than half a million buildings worldwide. It uses 10 different measurement categories such as management, innovation, energy, water, waste and pollution to rate a building’s environmental performance and give it a score.

Al Mouj Muscat is the first organisation to achieve this highly demanding and prestigious certification in the Sultanate, once more establishing Al Mouj Muscat as a community that continues to define design excellence.

Golf Beach Residences are 51 spectacular oceanfront mansions and beachside villas situated in private gated neighbourhoods within Al Mouj Muscat’s Shatti and Golf Districts. Whilst there are four different designs of the five and six-bedroom family homes, all are built to exemplary standards using the highest quality materials and with features that demonstrate a clear focus on long-term energy efficiency, health and well-being.

Nasser bin Masoud Al Sheibani, CEO of Al Mouj Muscat said: “We are overjoyed to have achieved BREEAM certification with a Very Good score which demonstrates our commitment to sustainability and to achieving the goals set out in Oman Vision 2040.

“Sustainability sits at our core and Golf Beach Residences is only part of the extraordinary gains being made at Al Mouj where in addition to enjoying an exceptional lifestyle, our residents’ living environments are helping the wider environment through lower energy consumption and CO2 emissions.”

Alongside the sustainable building approaches and technologies used in creating these magnificent homes, Al Mouj Muscat has also been able to reduce operating costs for owners by adopting smart energy management systems and intelligent architectural design.

Al Sheibani adds: “The health and well-being of our residents is also a priority which is why as well as living in exemplary homes, they benefit from an exceptional outdoor environment. Along with the ocean and 6km of pristine beach, there are tree lined walkways, beautifully landscaped parks and 1.5km of cycle trails all of which present opportunities to embrace the great outdoors and enjoy a healthy lifestyle surrounded by nature.”

BREEAM is an independent scheme and measurement of success that aims to reduce the environmental impact of buildings by setting out key performance standards. From design concept through to completion, buildings are judged then graded accordingly, with Excellent the highest possible award.

As part of the evaluation process, real estate companies must provide evidence to support the design and construction decisions agreed during the development of the project and ensure they have been fully implemented.

Al Mouj Muscat is the Sultanate’s leading leisure and lifestyle destination, a joint venture between Majid Al Futtaim Properties, OMRAN and Tanmia. Home to 8,000 residents from 85 different countries, it attracts over 4.9 million visitors to its boulevard style, world-class retail, dining and leisure experiences, including a 400-berth marina and an award-winning championship golf course.
